The Future of Viewings
Our topic of discussion today, as you may have guessed from the title, is viewings, more specifically the future of linear viewings. When I say linear viewings I mean, in-person viewings. Currently the standard practice for a viewing would start with booking with an agent or landlord then meeting at the property, from there the potential tenant would be guided through the house by the agent/ Landlord.
Linear viewings will always be an important part of the property industry. But in the last couple of years there has been a lot of inovation due to the inability to conduct in person viewings during the Covid19 pandemic. Many processes and activities have had to be adapted so that they can be done from the safety of the home. One such process is property tours and marketing, through the use of modern technology, it is possible to view every angle of house without having to step outside. Up until now it has never really been necessary to create 360 degree virtual tours or video walk arounds, these were just additional extras for those who wanted to go the extra mile. Now, however, it’s a different story.
Here at HouseShaw we have had to adapt constantly in order to Let our ever growing property portfolio. We started by buying a 360 camera and putting together a few virtual tours for those who wanted them, as a result of the massively possitive feedback we gained from these we decided to go all out! We now have bespoke virtual viewing pages for each of our available units. On each of these pages there is a 360 degree virtual tour, a video tour, lots of photos and a description!
Now one of the things we were worried about was time, because obviously in order to get all off this done we do have to send someone from the office to the property to get all this media. It turns out there was no need to worry, though we did have to send someone to all these properties, the return we got from them means it was entirely worth while! Since introducing these bespoke tours, we have actually generated more time for our negotiator. They are now able to stay in the office and send virtual viewings to multiple applicants at the same time without having to drive all over the place. To put it into numbers, since the introduction the virtual tours we have increased the number of viewings per month by 324%!
